Essential Cleaning and Visual Residence Check-Ins

Select Residence Care provides dependable recurring cleaning and scheduled non-technical residence check-ins for luxury condominium homeowners who want their residence cleaned, visually reviewed, and documented.

Each month, JPC completes one recurring cleaning service and one separate Residence Care visit to document readily visible conditions that the homeowner may wish to address.

Limited communication with the building management office and scheduling or access assistance for homeowner-approved vendors is also included. The homeowner retains all decision-making and contracting authority.

Visual Residence Check-In

A scheduled non-technical visit documents readily visible water, unusual odors, accessible standard A/C filter status, or other visible conditions for the homeowner’s review. JPC does not diagnose the cause, severity, safety, or required repair.

Building Communication Assistance

Limited communication with authorized building personnel and scheduling or access assistance involving homeowner-approved service providers.

Photo notification of openly displayed building notices when authorized by the homeowner. JPC does not open mail or legal correspondence.

Visual residence check-ins are not home inspections, mold assessments, HVAC inspections, code inspections, engineering evaluations, appraisals, or guarantees that hidden conditions will be discovered.

Pricing and Residence Size

Published monthly pricing applies to residences of up to 2,500 square feet, with no more than three bedrooms, three full bathrooms, and one half bathroom.

To maintain consistent service standards, larger residences follow a standardized size-adjustment schedule:

2,501–3,500 square feet: 20% monthly adjustment
3,501–5,000 square feet: 35% monthly adjustment
More than 5,000 square feet: Private service walkthrough and customized proposal

Residence size is based on the developer-stated interior square footage and excludes balconies.

An initial service walkthrough and written scope review is required before service begins.

Cleaning labor hours are calculated per team member.

One team member working for four hours, or two team members working for two hours, equals four labor hours.

Included visits, labor hours, coordination time, and monthly services apply to the current billing cycle and do not roll over.

ADDITIONAL SPECIALTY SERVICES

Window cleaning, balcony cleaning, exterior glass cleaning, and pressure washing are not included in the monthly Select Residence Care price.

These services are available separately and are priced according to the residence, access requirements, and scope of work.
A visual check of readily accessible standard A/C filters is included. Filter replacement may be offered separately. JPC does not inspect, diagnose, repair, disassemble, or service HVAC equipment. Licensed HVAC services must be performed by a client-retained licensed provider.

JPC Property Care LLC provides janitorial, cleaning, residence-care, and non-licensed logistical support services.

JPC is not a property management company, community association management firm, real estate brokerage, home inspection company, engineering firm, mold assessment or remediation company, or licensed construction contractor. JPC does not manage community associations, collect rent or assessments, control client funds, negotiate leases or vendor contracts, enforce association rules, interpret governing documents, prepare legal or statutory documents, provide professional inspections, diagnose building systems, or perform work requiring a professional, contractor, or trade license. Providers performing regulated work must be properly licensed and retained or approved by the client. Scheduling, access, and communication assistance does not constitute supervision, management, endorsement, or a guarantee of third-party services.
