Published monthly pricing applies to residences up to 2,500 sq. ft., with no more than three bedrooms, three full bathrooms, and one half bathroom. Larger residences are subject to the following residence-size adjustments: 2,501–3,500 sq. ft.: +20%; 3,501–5,000 sq. ft.: +35%; over 5,000 sq. ft.: private walkthrough and customized proposal.  Residence size is based on the developer-stated interior square footage and excludes balconies. An initial service walkthrough and written scope review are required before service begins. Labor hours are calculated per team member; for example, one team member working four hours or two team members working two hours equals four labor hours. Included visits, labor hours, coordination time, and monthly services apply only to the current billing cycle and do not roll over. Window, balcony and exterior glass cleaning, pressure washing, and other specialty services are not included in the monthly Residence Care price and are quoted separately based on scope, access requirements, and building procedures. During scheduled visits, JPC may visually check readily accessible standard A/C filters and, when authorized, assist with standard filter replacement, purchasing, or delivery. JPC does not inspect, diagnose, repair, disassemble, or service HVAC equipment. Replacement filters, specialized access, repairs, emergency HVAC service, and work performed by licensed HVAC providers are outside the monthly Residence Care price and may involve separate charges.
